Bottom tier of market dragging prices downward

One of my favorite sources for exceptional and worthy information is the CEPR (Center for Economic and Policy Research).  The latest Housing Market Monitor Report (which is published monthly and provides an incisive breakdown of the latest indicators and developments in the housing sector) shows that the first time home buyer tax credit (which expired last year) was buoying our housing recovery.  Now that it has expired, we’re seeing the bottom tier priced housing (which attracts most first time home buyers) take a dramatic dip down, which is having an effect on the higher end homes, as well.

“The price declines now showing up for the overall indexes in most cities indicate that the price drop for bottom-tier homes is now having an impact on the prices of more expensive homes. This is predictable, since the sellers of bottom-tier homes are buyers of higher-end homes.”

What does this mean to sellers?  Things aren’t going to get easier for you, athough maybe this is an indication that it is time to get out from underneath.  The advice I have is to ensure you stay ahead of the market where pricing is concerned.  What does this mean to buyers?  It’s a buyers market…and will be for a while.

What The Heck Is A No Idle Zone In The Greater Seattle Area?

No, it’s not another greenwash gimmick.

Have you ever left your car engine running while you waited to pick up your children, or while you waited in the drive-through line at your bank or a favorite fast-food restaurant? Have you sometimes let your engine idle for several minutes to warm up your car first thing in the morning?

Most of us have. But when you leave your car or truck running while it’s parked or sitting still, the engine produces air pollution. This pollution contributes to problems like smog and global warming, and is also harmful to our health. Vehicle exhaust contains air toxics and fine particles, among other pollutants, which are associated with increased incidence of respiratory ailments and heart disease, as well as greater cancer risk.

Stopping unnecessary vehicle idling is one relatively easy way to contribute to improved air quality and respiratory health in our communities.

The following are some interesting facts sourced from the Oregon Environmental Council:

  1. An idling vehicle emits 20 times more pollution than one traveling 32 mph. By turning off your engine, you can reduce global warming, pollution and smog.
  2. Air pollutants from your vehicle’s idling engine – ozone, sulfur dioxides, and particulate matter – are respiratory irritants. When inhaled, they can work together to increase asthma symptoms.
  3. Vehicles left idling in traffic areas around schools cause surrounding buildings to have significantly higher pollution levels inside and out.
  4. Children are more vulnerable to air pollution because they breathe 50 percent more air per pound of body weight than do adults.
  5. A single car dropping of and picking up kids at a school can put 3 pounds of pollution into the air each month.
  6. Vehicle exhaust contains carbon which mixes with oxygen in the air to form carbon dioxide, a major contributor to global warming.
  7. Breathing car exhaust can increase asthma symptoms – especially in children. In 2008, an estimated 120,000 children in Washington suffered from asthma, making our state one of the highest rates of asthma in the country.
  8. Asthma in children leads to lost school days for them, and lost work days for parents.

Back in the “old days” , it was conventional wisdom to warm up the engine before driving in the winter. As we shiver through the coldest part of the year, it’s tempting to run the car just to warm up the interior.

While I’m not asking people to freeze unneccessarily, because sometimes I run the car to keep warm, consider these reminders from The Daily Green:

1. Driving is a more effective way to warm up your engine than idling.

2. The Environmental Defense Fund recommends turning off your ignition if sitting for more than 10 seconds because you waste more money running the car than restarting.

3. Just as the local No Idle Zone effort said, idling is bad for fuel efficiency and our health.

Possibly the most interesting thing to me: New electric cars like the Nissan Leaf will have the functionality for owners to use their cellphones to “call” the car to warm up the interior only.

Foreclosures in Prescott Arizona

It is important to understand the process of buying a bank owned property.

The purchase of a bank-owned home is unlike purchasing a home from a typical homeowner.  Here is why: Once a property has been foreclosed or returned to the bank it becomes an REO (Real Estate Owned) asset of the bank. Those assets are assigned to an Asset Manager who is probably located in another state and has likely never seen the property. They have hundreds of these asset REOs to liquidate for the bank. They have no emotional tie to the property. It is now just inventory to them.

  The bank first contacts a local agent who values the property via a Broker Price Opinion. It is assigned a value and the asset then awaits disposal.

  Once the Asset Manager is ready to dispose of the property, he contacts another agent  working in the area. Sometimes that agent is the only one in the state representing the bank who doesn’t even necessarily understand the local market. They are simply given the property to list for sale and generally have many of these bank-owned properties they represent.

  The Asset Manager does not work within the customary and usual ways of traditional sales in a given market. They operate under their own rules and use their own forms. You must agree to buy a home under those terms or your offer is rejected. Those forms and terms are designed by the bank’s lawyers to protect only the bank.

  The Asset Manager will not provide any disclosures or insurance claims history. It is strictly up to the Buyer to find out whatever they can about the property during a short inspection period after an offer is accepted. The property has often not been well maintained before foreclosure and may even have been damaged by the prior owner. You buy “As Is”. You have the responsibility to discover what “As Is” is. Once you have investigated the condition of the property, you must sign off on the existing condition or reject it and cancel the purchase. This is where your earnest money becomes non-refunable in buying  foreclosures in Prescott Arizona uless your loan does not go through.

  The bank’s forms or addendum may hold you to a penalty of up to $100 per day for every day you are late in closing the purchase for any reason including your lender not funding in time. If they are the responsible party for a late closing, they are not subject to any penalty. You are held to a timetable but the banks are not. Time means little to them. Remember this is a non-emotional liquidation of an asset.

  The bank will answer your offer only through their listing agent when they get to it. They may wait for other offers to encourage multiple higher offers. And, they may take a lower offer for undisclosed reasons or reject all offers. They may have listed it for sale at a price they would not sell it for only to stimulate showing activity. The time of acceptance that you give them in your offer does not require them to answer in a timely manner. It is only there for you to have a way to end the negotiation on your end. It puts no demand or obligation on the Seller (bank) to answer your offer within that specific time limit.

  Once an offer is accepted, it will be subject to the bank’s additional forms, terms, and addenda. Every bank has these prepared by their lawyers. They also select the title and escrow company. You either agree to their terms or they will not sell the property to you.

  Your close of escrow and time of possession is not emotional to the bank’s Asset Manager. They don’t care if you have your belongings waiting in a truck to move into a home. They don’t care if they have one more document to sign before you can get your keys after recording of your closing documents. They do not work past 5 PM in whatever time zone they are in and are not located in the local bank branch. They are in an office somewhere else and may have dozens of files to close a particular day–perhaps as many as 500 files on their desk in various stages of liquidation. You are strictly a number buying their asset.

  As long as you are willing to work under these conditions, you may find a great property at a discounted price. It may be worth the extra time, hassle, and discouragement that you are likely to encounter along the way.  Just be forewarned and then you won’t be surprised. Fountain Hills, AZ … Disc Golf Tournament

Fountain Hills, AZ…Disc Golf Tournament

This is why I live in Fountain Hills, AZ and you should too.

I shot this on a beautiful January afternoon at the Fountain Park. It was the end of January and the 75 degree day was perfect for a Disc Golf Tournament. This was a pro Disc Golf Tournament conducted by the Professional Disc Golf Association. These guys take Frisbees to a new level! The rules are basically the same as golf.

Walking around the Fountain is one of our towns favorite past time. It’s a great way to meet some of our friendly residents and winter guests. They’re easy to tell apart. Residents will be wearing a light jacket and visitors will be in shorts and a T shirt. We get a kick out of them wearing a swim suit in January trying to get a tan.

I’ve live in Fountain Hills since 1973 when I moved here from Michigan, never to return.

FHA extends the suspension of the “anti-flipping” rule for another year.

Investors will now be more willing to buy these homes, fix them up, and then re-sell them to buyers who can use the benefits from FHA Financing, which is a low down payment option for home buyers (3.5% down). Investors will now be able to use the FHA 203k “Rehab” Mortgage Program, a special financing program that allows for borrowing money to cover the cost of repairs and upgrades to a house, as well as the purchase price.

Friday’s Insight of the Day

Why Is This Person in My Life?

Many people believe that the Law of Attraction says that if someone shows up in their lives, it’s because they attracted that person. I know that when I’m in a lousy mood and I get into my car, it sure seems that every bad driver and tailgater in the vicinity is in my lane. I’m irritated, they’re aggressive, and we are all resonating together. If you could “hear” our vibration, it would sound like a head-banging, heavy-metal rock song called “Get Out of My Way!”

But on that same road there are drivers who are tuned in to a different frequency. They’ve got “Take It Easy” playing on the car stereo. They’re smiling as all the angry drivers zip through the lanes and wear out their accelerators. These travelers let the others pass and give them no energy or attention.

The Law of Attraction has been misinterpreted by some to mean that we are actually acting as magnets, drawing in and repelling people and situations that perfectly match up with our vibration. This is a mechanistic view of how attraction and resonance works.

Like attracts like, so you will notice, approach, and interact with those you feel a connection to. However, you’re not personally responsible for everyone who is on the freeway today just because you chose to go for a drive. You, like everyone else, will always be surrounded by people who are angry and intense, and others who are calmly enjoying the ride. The Law of Attraction simply ensures that you’ll notice those vibrating at your level and overlook everyone else. So which song are you going to tune in to?
