Lake Oswego Features Plenty of Parks and Open Spaces

Lake Oswego features 600 acres of parks and open spaces

I met with a buyer client this week who will be moving to Portland from Chicago if she gets the job she flew here to interview for.  Cross your fingers for her!!  She doesn’t know much about the area.  She instructed me to set up a tour for homes in Beaverton, as she had heard that’s a nice place to live and has good schools.  Her two boys are 3 and 5 years old.  I only had the afternoon available for touring with her.  I chose 6 homes to view.  By the time I met with her she had already taken a 4 hour tour of the metro area earlier in the day with friends of hers.  “Not enough feeling of open space in Beaverton”, she reported.   She loved Lake Oswego & West Linn, in particular, for their sense of openness.  Beaverton seemed to be wall to wall homes to her.  Needless to say, we scratched our tour and met for coffee instead.  I changed her online search areas to exclude the more urban-feeling areas in favor of Lake Oswego, West Linn, Happy Valley and Clackamas, all appealing to her need for greenery and space.

An article I’d read in the Lake Oswego Review (2/17/11) came to mind as we talked about parks and green spaces.  Sandy Intraversato, co-chair of the Lake Oswego Parks and Recreation Advisory Board, had written about the “Parks Plan 2025” which is in the development process and will be a guide for parks, recreation and natural systems for the next 15 years.  Sandy reported that 1400 community members have become involved to provide their input.  That’s a darn good showing for a population of around 38,000!

Lake Oswego Schools are hurting for funds, like many other school systems, and Lake Oswego Mayor Jack Hoffman states that “the parks department has a bull’s eye on its back”, referring to it being a possible target for budget cuts to make a difference in the school funding crisis.  Sandy points out that “while no one diminishes the importance of schools in the community, many consider our parks and recreation system the city’s crown jewels.”

When I think back to raising my own kids in Lake Oswego, I like to remember the many adventures we had on the shores of the Willamette River at the  beautiful 26 acre George Rogers Park.

Our premier downtown space is 26 acres located on the corner of Ladd and South State Street. This community park site includes two baseball/softball fields, a soccer field, access to the Willamette River, a memorial garden area, restrooms, playground, and two outdoor tennis courts. The upper shelter has 4 picnic tables, lights, and electricity. Maximum capacity is 70. The lower shelter has 7 picnic tables, and 4 barbeque pits. Electricity is available upon request. My son played Little League at the ball field and I still head to the outdoor tennis courts for summertime games.  There’s a super playground we frequented that always seems full of kids.

Sandy tells us that the Lake Oswego system includes over 600 acres of park and open space property and recreation facilities.  She bets that “each community member interacts with some part of our system on a weekly, if not daily basis.”  (I know I do, as I live next to Tryon Creek Park and take daily walks there with my dog.    No wonder my client enjoyed her tour of Lake Oswego!!

It’s encouraging to hear that the Lake Oswego Citizens Advisory Committee has been told, from its surveys, “that parks, recreation and natural areas are very important to Lake Oswego’s quality of life.  The key benefits collectively identified were protecting important places (habitat, historic sites, etc.), enhancing health and wellness, bringing people together and making the city visually appealing.”

My hope is that Lake Oswego is able to find support for its schools without taking away from the maintenance of its popular parks, recreation and open spaces that residents highly value and newcomers find so appealing.

Old Pueblo Endurance Ride- Desert Riding At Its Finest

I received this description of an up coming endurance ride written by Kathy Sanson and I could not have written it better! I rode the 100 event there last year on September 17th, my husband’s 49th birthday, and it was at fantastic ride. My hat goes off to Marilyn McCoy for the dedication she and her team put forth in hosting such a great event. I even got a buckle for the ride! This was one of my first endurance rides and since that day I have tried to make as many of their rides as possible. I even started my mare there. She did her first 25 mile ride with Kristen Walker. Firrari now has close to 2000 mile, six of them being hundreds. She just had a foal by the wonderful Sam Tiki, who is the sire of my other great horse Sea Spot Run! If you are looking to get into this sport this is a great place to get started! I hope to see you all there!

Marilyn McCoy, ride manager of Old Pueblo Endurance Ride (March 11-12-13, 2011), has asked me to share the following information with you…

Six miles north of Sonoita, Arizona on the east side of Highway 83 is a beautiful expanse of riparian and grasslands. Today La Cienega National Conservation Area, an antelope preserve, is managed by the Bureau of Land Management. The area is rich in history. The La Cienega Ranch started in the 1880’s because of the spring that is located there. It is the oldest working cattle ranch in Arizona.

Every year, early in March more than 100 horse enthusiasts gather their gear, load up their families and truck over the beautiful country for a 3-day, 155 mile AERC endurance ride.

The kids and the dogs jump and play along the old airstrip that we call “base camp”. It is a fun-filled three days while we gather and visit friends that we haven’t seen for a year.

The endurance ride is a wonderful experience for any who comes. When you see the desert grasslands and the beautiful countryside, you cannot help but feel comfortable; like you are at home. You look to the west and see the sun setting over the mountains and feel a slight desert breeze. You look down the path and see the desert trees and plants. You hear the sound of the horses around the bend and realize what a wonderful day it was at the Old Pueblo Endurance Ride.

Directions: Go east of Tucson on I-10 to mile marker 281 (Sonoita). Go south on Hwy 83 about 20 miles from freeway. After you see Mile Marker 40, make a left turn into Empire/Cienega Ranch. Camp will be 5 miles down big dirt road. Follow signs and ribbons to base camp. See you there!

Bellingham Does it Again, #9 in America’s 15 Most Active Cities

Once Again Bellingham has made it to the top 10 of a list, this time it is Time Magazines 15 Most Active Cities.

They cited the annual Ski to Sea race as an example of some of the activities available for locals as well as visitors. The race has cross-country and downhill skiing, snowboarding, running, road biking, canoeing, mountain biking and kayaking. There’s loads of great hiking trails in and around the city, as well as other activities like sailing, motor-boating, rock climbing, horseback riding, water-skiing, wakeboarding, Scuba diving, crabbing, golf, running, Iron-man events and a few more outdoor activities I’m sure I left out not to mention an active sports community with loads of soccer, rugby, and even LaCrosse.

Let’s not forget all the great parks in Bellingham and the Lakes, Whatcom, Padden, Samish, and Emerald, and Larabee State Park and the Mt. Baker not to far away.

Buying a Home – Stage 5 – Contract to close

Insider Secret: It’s critical that you attend your home inspections.
Why: In the state of North Carolina, buyers are giving a period of time called the due diligence period to perform all their investigations, including all inspections. When it comes to inspections, many first-time buyers expect that a home will either pass or fail. The home inspection is more about educating you, the buyer, as to the details and nuances of the home’s condition than about seeing if the place hits a particular target for “good” or “bad” condition.

Home inspectors don’t just look for things that need fixing, they also look to understand the home’s systems and features, as well as to point out areas that will require your ongoing maintenance, highlight emergency shutoffs and other need-to-knows, and indicating where you should have specialists further inspect items of concern. Many home inspectors create vivid, detailed electronic reports – some, complete with color photos. But that’s not enough!

If you’re physically onsite at the home during the inspections, the inspector can physically show you the shutoffs for water, gas and electric - and how to use them.  They can also point out, in person, any things that need repair, and give you some tips for maintaining the place in tip-top shape.

If you show up, many inspectors will give you a rough range it would cost you to do various repairs, or otherwise indicate to you whether the needed repairs are “big deal” or “$10 home improvement store” fixes. Your agent will then assist you in what items you should ask the seller to repair.

Once negotiations are complete over any necessary repairs & the appraisal is in, you are set to close. Your agent can recommend a good real estate attorney. It’s important you hire an attorney that specializes in real estate.

The attorney will prepare all the necessary documents required to close & ensure you are receiving clear title. Once the deed & the other docs have been recorded at the courthouse, all that’s left is moving in!!

Snohomish County Is A Place Worth Living

 

 

 

 

From the desk of Snohomish County’s Aaron Reardon, I thought this was well worth sharing:

Recently released data from the 2010 U.S. Census shows Snohomish County’s population has grown nearly 18 percent since the last official count was taken in 2000.

The official number for 2010 is 713,335 residents versus 606,024 people in 2000.

While Snohomish County maintained a steady population increase during “boom years,” statistics show that more people moved to the county during the recent financial downturn.

“Our greatest growth came during the years of the Great Recession, a direct result of our fiscal discipline and ability to make infrastructure improvements during that time,” Reardon said. “When you consider our quality of life, natural environment and the fact that we’re a lower cost county in terms of taxes and fees than other counties, it’s obvious that Snohomish County is in a class all its own.”

A leader in global aeronautics and home to a U.S. Naval base, Snohomish County is a major employer in the state and across the nation. It also boasts world-class attractions such as the Everett Events Center – home to hockey’s Everett Silvertips and the national champion Stealth Lacrosse team – and the Tulalip Resort and Conference Center. Access to the Cascade Mountains, saltwater and more than 10,000 acres of county owned park land also make Snohomish County a place worth living.

City development also is improving quality of life. Everett remains the county’s largest city, but the city of Marysville is now the 15th largest city in the state – home to more than 60,000 residents – and the city of Lake Stevens has more than quadrupled in size during the last decade.

“It’s easy to see why people want to live, work and play in Snohomish County,” Reardon said. “We bring together the best of many worlds.”

New England Home Show February 24th – 27th, 2011 at Boston’s Seaport World Trade Center

It’s that time of the year again.  The New England Home Show is taking place this weekend at Boston’s Seaport World Trade Center.  This is the show’s 61st year and it is bound to be jam packed with information and exhibits with everything to do with your home.  Talk with do-it-yourself experts, network with contractors and manufacturers, check out new products, and sample some great food.

The cost of admission is $12 for adults and children under 17 are free.  The show hours are 9AM to 10 PM on Saturday and 9AM to 6PM on Sunday.

If you buy your tickets ahead of time online you can save $3 per ticket.

Casa Del Pollo, A Little Taste of Costa Rica in Lake Oswego

Casa Del Pollo Lake Oswego

Casa Del Pollo is like having a taste of Costa Rica right here in the Lake Grove district of Lake Oswego.  Located at 15910 Boones Ferry Rd in Lake Oswego, Casa Del Pollo serves up some authentic roasted Costa Rican food.  As you can tell by the name,  their specialtty is chicken.  In addition to the “pollo”, I have had the steak and the kielbasa and they are every bit as good as the chicken the restaurant is named for.

Owned and operated by natives of Costa Rica, Jorge and Zoraida Zuniga  have opened their second Casa Del Pollo restaurant in the Portland metro area..  They family had the first Casa Del Pollo restaurant in Gresham when they lived there.  The original restaurant was open for about 4 years between 2004 and 2007 before they decided to focus on their non-restaurant businesses.

At Casa Del Pollo everything is made fresh, healthy and affordable, nothing is frozen.  They take pride in making homemade Costa Rican style cooking, and really enjoy it too.

While their menu is somewhat limited by the fact that the hood in the kitchen is not in place.  After that is in place they are working with the city to build an open rotisserie oven in place of the gas grill.  Rotisserie is Jorge’s preference for cooking.  He prefers the heat to do the cooking, not the flame.  He used to use apple wood from Hood River at the first Casa Del Pollo location large brick oven.

Jorge has been cooking chickens since 1982 back when he was in Costa Rica.  He has seen quite a bit in the restaurant business and is ready for almost anything that the business can throw at him.  He missed the restaurant business after being away from it for a few years.  When this opportunity presented itself,  he was eager to jump back in.  He really enjoys talking with and getting to know each customer.  One of the best parts of his work day is getting to meet new people and talk about Costa Rica.  Just going back there for a few meals it almost like an extended family.

Depending on when you visit, you might see one of their three children, Mario, Natalie and David, at the restaurant. Of the three, Mario works the most at the restaurant  but only when he is not behind a camera being a photovideographer.

While they just opened for business in early February, Casa Del Pollo is already starting to get the regulars coming in.  Customers will come to Casa Del Pollo for the great food but will end up staying for the company and conversation.

When you stop by to order that chicken burrito, tell them Rich Peralta sent you. He’ll probably tell you that I need to learn to speak more Spanish.
