Investment Property or Vacation Home… Why Not Both!

Having a vacation home in the Phoenix, Scottsdale, Sun City area allows you to enjoy great weather, endless golf courses and maybe a few spring training games.  Why not turn your home away from home in to a furnished vacation rental where you can visit during the off season and rent it out for a profit during the popular vacation months.

After researching seasonal rental homes for a few of my “Snow Bird” clients, I have come to realize that vacation homes may prove to be a good investment for the right person.  I talked to a few property management agents that focus on vacation rentals and they are in agreement that even though there is a larger overhead, vacation rentals are the perfect investment for someone that wants to spend a couple months here during the off season and rent their home out during the high season.  Vacationers and Snow Birds usually start trickling in to the Phoenix area around the end of October and by December 1st you will be hard pressed to find an available furnished rental.  The high season usually starts dying down around April.  The overhead expenses that I referred to before include property maintenance, home furnishings and utilities.  Usually the owner will pay for all utilities such as cable, electric, water, waste ect.

Maybe you are someone that wants to come to the warm weather a couple times a year to golf or you may be retiring in the next few years and want to buy why the market is hot.  No matter the reason there is no other time to buy in the Phoenix area then now.

The Next Big Retirement Destination; Portland, Oregon?

Maybe retirees don’t need all the year round sunshine that other states may provide.   Portland has been named the country’s top bargain retirement spots.  There could be a boom in “Boomers” owning Portland real estate.

According to U.S. News & World Report, Portland’s falling home prices helped drive the city to the top.  Since this article was in the money section of the publication, most of this data is based on what your dollar can get you.  While Portland is a good buy with lots of inexpensive, if not free, entertainment and things to do, I thought I would throw out a couple of other points which helps make Portland a good choice for retired living.  Like enjoying the benefits of public transportation, health services, social interaction, continuing education, and local shops, restaurants and entertainment.

No car no problem.  Portland has the nation’s best public transit system. This makes it effortless to get around town without driving and lessens the dependence on a car.  Add in the fact that Portlands mixed-area land use and smart urban design, that if you are not using mass transit, your feet can take you most places you want to go.

Portland  has a vibrant &  diverse culture, so there is never a lack of activities and things to do and see.  An educated, progressive and involved city but still very relaxed. You can get dressed up for the theater, dinner or wherever you are wanting to go but nobody will look at you funny if you want to be casual.  In fact, most are. You don’t get the sense of hurry up in Portland.  Stumptown is often said to be the United States’ most European city.

Right in our backyard you have lots of activity. Hiking, cycling, kayaking, skiing and many other outdoor activities are available year round.   PDX (the airport code for Portland) has more city parks per capita than any other city in the nation (227 parks, including the 5000+ acre Forest Park wilderness).

Volunteer opportunities and arts and entertainment events are available all over the city.  Portland has a climate that is ideal to gardeners. From ballets & independent bookstores to music & brew festivals, your sure to find something to keep you busy in the City of Roses.

You throw in Portland’s mild climate,  including some of the best summers you can find, and I can see why our great city could make a good retirement location.

Fountain Inn Looking for Entrepreneurs

Just south of Greenville, SC, Fountain Inn leaders will showcase some of their best available sites for commercial development during a guided tour of the city next month.

The tour is part of the Fountain Inn Commercial Real Estate Open House, planned for April 1 from 4 to 7 p.m., and April 2 from 10 a.m. to 3 p.m., April 2.

The event is being offered by Greenville Marketing Lab, in conjunction with the city of Fountain Inn economic development office, the Fountain Inn Chamber of Commerce and eXp Realty.

A goal is to show entrepreneurs who are thinking of opening a new business or expanding their existing one the charm and small town vibe that historic Fountain Inn offers, as well as  the affordable real estate prices.

According to Van Broad, Fountain Inn’s economic development director, the city also has low interest economic development loans available and is looking for restaurants, coffee shops, ice cream shops, bakeries, boutiques, flower shop/nurseries, antique shops and more.

The tours will depart from the Chamber of Commerce office building at 102 Depot Str. Jim Girard of eXp Realty will coordinate all of the open house sites.

Broad, as well as John Hastings, president of the Fountain Inn Chamber of Commerce, Fountain Inn Mayor Gary Long and other community leaders, will be on hand to discuss the city’s immediate and future development projects.
