Beginning this month, sellers of residential property must have carbon monoxide detectors installed in their home before closing.   This requirement is for all homes regardless of the type of appliances and heating system in the residence, yes that’s right, even if your home is all electric. 

You are required to have a carbon monoxide detector outside each sleeping area, in the immediate vicinity of the bedrooms.
You are required to have at least one carbon monoxide detector on each floor of your home, even if there are no sleeping areas on that floor.

Battery operated carbon monoxide detector are an inexpensive item you can find at any home improvement or hardware store.. 

It’s a good idea to install a carbon monoxide detector in your home even if your not selling it. These detectors are similar to smoke alarms and can warn you when carbon monoxide levels become unsafe. If the alarm goes off, evacuate the building and call 911.

April around Seattle is beautiful. The cherry trees are in flower, bulbs are starting to bloom, the weather begins to feel a little like Spring, and it’s time to celebrate our Earth.

Earth Day started back in 1970 and capitalized on the emerging consciousness, channeling the energy of the anti-war protest movement and putting environmental concerns front and center. Since 1970, Earth Day has evolved into a worldwide tool to help bring attention to  and celebrate our wonderful planet and it’s fragility.

Earth Day 2012 has chosen it’s theme – “Mobilize the Earth”. Earth Day 2012 will focus on mobilizing the planet simply to say one thing: the Earth won’t wait. It seems that environmental issues have been put on the back burner as we are in the midst of a global recession.

How will you celebrate the earth this year? A Billion Acts of Green is a pledge to do something as an individual for our earth. I was smitten the moment I walked in at Japonessa Sushi in Downtown Seattle.  The ambiance and chic décor that is mixture of Spanish and Asian influence was all I needed to feel welcome and cozy there.  Of course, chic décor doesn’t always translate to good food and excellent service but Japonessa Sushi proved that you can really have it all!

Tucked away on 1^st Ave and between Pike and Union, the location serves as a central spot for locals, tourists, and the business crowd.  Japonessa Sushi is known for innovative rolls and fresh ingredients.  Oh, and other thing, generous portions!  We made it there right before the rush of dinner crowd and were impressed with the friendly and attentive service staff.  We started our meal with the usual suspects of miso soup, calamari, and tuna tataki salad.  I don’t know how they do it, but they have mastered the art of blending ingredients flawlessly.  Nothing sticks out like a sore thumb or one flavor that is too overwhelming.  Because of my aversion to raw seafood and meat, I always do the rolls at sushi restaurants.  We ordered couple of innovative rolls like Orange Crush and solids basics like California rolls.  They don’t sacrifice taste to be ridiculously creative.   Everything we ordered was fresh and tasty.

It is difficult to find a place that offers chic ambiance, good food and friendly service but Japonessa Sushi really has their act together.  I highly recommend this place to both that are new to the sushi scene and sushi connoisseurs!  Because of its central location and ambiance, it is a great place to have a romantic dinner, girl’s or boy’s night out, and even for a chic business luncheon.  The ambiance will appeal to diverse array of people and it is trendy without being over the top.  They offer extensive happy hour menu throughout the day, every day!  Check out Japonessa Sushi for unique sushi experience in Downtown Seattle.

Bank of America is making changes to its short sale procedures with a goal of  reducing the time frame for a short sale decision to less than three weeks.

Beginning Saturday, April 14, real estate professionals working with B of A will be required to submit five documents for short sales with an offer

The bank’s new short sale process will enable real estate agents, brokers, attorneys, and other short sale specialists involved in pre-foreclosure transactions to complete necessary tasks involved in a short sale transaction simultaneously. This will reduce  the time frames for these usually lengthy transactions

Bank of America says it will be able to provide a decision on a short sale offer in 20 days.

In addition if  the buyer walks away from the sale, Bank of America is giving agents five days to submit a backup offer. Interested buyers will be limited to two counteroffers and will receive a response from the lender within three days.

Bank of America’s expects short sales to continue to increase and says they are taking steps to ensure it is providing decisions quickly and real estate agents are alerted of status as soon as possible.

Let’s hope this works out well for all concerned and other banks will follow this novel approach to short sales, which will help not only the banks, but home buyer’s and seller’s as well.

Are you a potential home buyer that watches the Portland real estate market and waits from the sidelines?

Are you someone who does not want to contact an agent, won’t ask for more information or  go as far as request a showing?

Are you really just snooping or browsing and hoping somehow that the price will come down dramatically (more than they are) or hoping that a particular seller will become desperate?

Don’t be one of those people that get disappointed when their dream house sells without taking action.  Don’t be the guy that keeps saying, “I’m going to buy that place!”, but doesn’t move quite fast enough.

Don’t wait until its too late.

I admire the cautious buyer, I truly do.  But it’s possible to be overly cautious.

After a sale has closes, you’re done.  You have waited too long to get serious about that particular property.

Someone else scheduled a showing, signed an offer, wrote a check for earnest money, had an inspection and showed up at the closing table.  While you were daydreaming about buying the house at that unbelievably low price you were hoping for.  Basically, someone else ate your lunch.

So by all means, take your time.  Do your homework. Check your bank account.  Take all the necessary steps required to give yourself that level of comfort with the idea of buying one of the many homes for sale in Portland.

But don’t wait too long.  Others are doing the same things you are… and they might not want to wait any longer.
